For Sale By Owner?

“FSBO” properties are an excellent source of prospective properties for a buyer. Home Team loves to work with “by owner” sellers because we have pre-qualified buyers and our fee is guaranteed. Nonetheless most FSBO (for sale by owner) sellers will agree to cover our fee because it is about half the typical listing fee! To a “by owner” it is after all the “net proceeds” in his pocket that count and not the asking price.

But “by owner” offerings lack the protective disclosures required of “listings.” For sale by owner properties are rarely ever sold by the owners. Sooner or later the FSBO sign comes down. Usually it’s because the owner gives up because he gets so little traffic from not being in the Greater Tyler MLS listings. Often it is that “by owner” sellers come to realize that lookers are not necessarily pre-qualified buyers.

So… if you are a qualified buyer trust us to negotiate for you either with “by owner” sellers or listed sellers. Or… if you are a FSBO let us know about your offering. Tyler Texas Real Estate (Write us and describe your property so we can offer it to our buyers.) Either way everybody wins!

There is only basic information included in the data provided in our search database. Much more detail is available but we have to obtain it for you (MLS board policy doesn’t permit putting all the details on the Web). Now select the most likely prospects and write us an E-mail with the MLS numbers and we’ll send you a full detail sheet. From this you can fine tune your list of properties for showings. Let us know which ones you want a personal inside tour of and we’ll make all the arrangements at your convenience. Be sure to give us plenty of notice so we can call owners and set appointments.

What if you don’t find what you are looking for?

What you are after may be just outside the area covered. Or it may have a description in the database different than what you would expect. (For example homes with acreage may be listed as ranches or lake front homes may not mention the particular lake) We have access to the specifics and to other Texas homes for sale not in this database.
